Booking: An on-line booking form is provided for you to fill out. Submit your filled out form and we will book your reservation. To confirm your reservation, we must receive your deposit within 10 days. All persons occupying the Villa must be listed in the booking form including children and infants (this is Florida state law). The Villa is a 4 bedroom with a queen hide-a-bed in the living room, sleeping up to 10. Exceeding this number may be grounds for eviction without compensation. Return to top.
Deposit: A deposit of $200 is required to confirm ANY reservation and must be received within 10 days of submission of your booking form. Submission of your booking form and receipt of a deposit confirms acceptance of the terms and conditions set forth and shall be binding upon you and all persons in your party. Deposit is refundable 31 or more days prior to arrival less 25%, only if reservation can be re-booked.

Cancellation: Where written notice of cancellation is received, the following charges will apply:
30 to 15 days prior to arrival – 25% of rental charge
14 to 1 day prior to arrival – 50% of rental charge Return to top.
Security Deposit: Upon arrival a $250 security deposit is required. Credit cards will be authorized for $250 and will be released 10 business days later. Cash and travelers checks are a ccepted and will be refunded by check within 14 days from the departure date. Our management company, IPG, inspects the Villa prior to your arrival and again after your departure, subject to any damages or losses, the deposit will be fully refunded. In the event any damages or loss exceed the $250 deposit, you will be liable for the full amount to be paid within 14 days. Return to top.
Balance: The balance due including any additional services and tax is required no less than 30 days prior to arrival. If the reservation is made less than 30 days prior to arrival, the full amount is due at the time of booking. Return to top.
Liability: During your stay in our Villa, the owner or our representatives DO NOT accept any liability whatsoever for death, permanent injury, accidents, loss or damage to persons or personal property however caused. The Villa has a swimming pool and spa and the owners and/or management DO NOT accept responsibility in the event of injury or death caused as a result of the pool or spa. Adult supervision is required of any person or guest using the pool or spa under the age of 18. Return to top.
Management Company: Our local management company, IPG, has been managing homes in Orlando for nearly a decade. They pride themselves on applying the most rigorous standards to each and every Villa with regard to both cleanliness and maintenance. The Villa is cleaned immediately after each departure and furnished with fresh linens and towels. The home is also individually inspected prior to the arrival of each new guest by one of their dedicated inspectors who will apply our exclusive 65-point checklist to ensure that our exceedingly high standards are met.
IPG is also there for the peace of mind for our guests. Their locally based team is on hand 24 hours/7 days a week to deal with any need or emergency that may arise during your vacation. Return to top.

Cleaning: There is no cleaning fee on all bookings of 6 nights or more. A $90 fee is assessed on any bookings of 5 nights or less. Return to top.

Pool Heating: Pool heating is recommended October thru April and is an additional charge over and above the rental rates. There is a pool cover and it must be deployed over the water whenever there is no one in, or using the pool to retain the heat. This is the responsibility of the guest at the time. Guests are not permitted to touch the pool heater controls. Any problems arriving from tampering with the controls will be deducted from your security deposit. Return to top.
Pets: For the comfort of all our guests, pets are NOT allowed in the Villa. Return to top.
Smoking: For the comfort of all our guests, there will be NO SMOKING in the Villa. Florida law prohibits any smoking within rental Villas. Violation of this law may be grounds for eviction without compensation.
